Provides HUD-certified housing counseling services to individuals and families in Schuylkill County to support safe, stable, and sustainable housing outcomes. Housing counselors work one-on-one with clients to assess their full housing and financial situation, identify barriers to stability, and develop individualized action plans. Services may include education, budgeting support, and connection to appropriate housing resources and programs based on client needs. Services include: • Housing Stability Counseling: Personalized support to address housing challenges, review financial circumstances, and develop strategies to maintain or secure stable housing. • Mortgage & Foreclosure Prevention: Assistance for homeowners at risk of foreclosure, including counseling and application support for HEMAP and other loss mitigation options. • Pre-Purchase Counseling: Education and guidance for first-time homebuyers, including budgeting, credit readiness, and understanding the homebuying process. • Pre-Closing Counseling: Final review and counseling support prior to mortgage closing to ensure readiness and long-term affordability. • Reverse Mortgage (HECM) Counseling: Required counseling for older homeowners considering a Home Equity Conversion Mortgage. • Financial & Budget Counseling: Support with budgeting, credit, and financial planning related to housing stability. • Housing Resource Navigation: Connection to appropriate internal and external housing resources based on individual need and eligibility. All services are provided in accordance with HUD guidelines and Equal Housing Opportunity standards.
