• Financial & Budget Counseling: Support with budgeting, credit, and financial planning related to housing stability.
• Housing Resource Navigation: Connection to appropriate internal and external housing resources based on individual need and eligibility.

Provides early court intervention and housing counseling for homeowners in Schuylkill County facing residential mortgage foreclosure.
The Mortgage Foreclosure Diversion Program, operated by Schuylkill Community Action (SCA) in partnership with the Court of Common Pleas – 21st Judicial District and the Schuylkill County Bar Association, is designed to assist homeowners in resolving mortgage default situations before Sheriff Sale proceedings.
The program helps homeowners understand available options and connect with federal, state, and local resources that may support loan workout solutions, including repayment agreements, loan modifications, or other loss mitigation options when appropriate.
SCA provides skilled housing counseling and support during the court process, including assistance in communicating with lenders and exploring options to retain ownership of the home or reach an appropriate resolution.
This program focuses on early intervention to help homeowners address foreclosure and work toward the best possible housing outcome based on their individual circumstances.

HEMAP assistance may help bring mortgage accounts current and may provide temporary assistance with ongoing payments while the homeowner works to regain financial stability. Assistance is provided in the form of a loan and must be repaid according to PHFA guidelines.
