Foreclosure prevention counseling helps people struggling to make their mortgage payments by helping them to: understand their options to avoid foreclosure; access emergency mortgage assistance through HEMAP; work with their lenders to obtain loan modifications. Reverse mortgage counseling helps people who are over 62 to understand reverse mortgages (also known as Home Equity Conversion Mortgage or HECM) and to decide if this is a good option for them. This counseling is required by law before any lender can make a reverse mortgage to a client.

Offers HUD-certified housing counselors to assist individuals and families in Schuylkill County with a wide range of housing needs. Services include: - Budgeting and Financial Counseling: Guidance to manage finances and achieve housing stability. - Mortgage and Foreclosure Prevention: Support for homeowners facing foreclosure, including assistance with HEMAP. - HECM (Reverse Mortgage) Counseling: For older homeowners considering a Home Equity Conversion Mortgage. - Eviction Prevention: Strategies and referrals to help renters avoid losing their housing. - Predatory Lending Education: Identify and avoid risky lending practices. - Housing Options for Buyers & Renters: Counseling and resources to explore affordable housing, first-time homebuying, and rental opportunities. Offers support for the Elderly Property Tax and Extension Program which can extend, defer, or assist older adults who are behind on property taxes. Older adults are also assisted with foreclosure preventions/loss mitigation counseling, budgeting and financial coaching.

Assists in negotiations with lender for a Loan Modification or a Forbearance Plan, budget counseling, referrals to other services, and will help explore additional refinancing options. People with an Act 91 Notice should contact immediately, there is a limited window to apply for assistance.
